Bronze Package (Design + Build) – Rs. 1599/- per sq. ft.

 

DESIGNS & DRAWINGS:

  • Architectural Layout (Floor Plans with Furniture Placements) | 2D: A technical drawing to scale, showing a view from above, of the relationships between rooms, spaces and other physical features at one level of a structure.
  • Structural Drawings: A structural drawing, a type of engineering drawing, is a plan or set of plans and details for how a building or other structure will be built. Structural drawings are generally prepared by registered professional engineers and are based on information provided by architectural drawings.
  • Electrical and Plumbing Drawings: The visual and drawn description. of our buildings, circuits and electrical properties, and A plumbing plan illustrates the system that will bring water in and take waste back out. It typically includes water supply lines, drains, vent pipes, valves, and fixtures such as toilets and sinks.
  • 3D Elevation (External 3D views as visible from multiple vantage points)
  • Working Drawings: A scale drawing of an object to be made or a structure to be built, intended for direct use by the workman.
  • Soil Testing: It is done to assess the Soil Bearing Capacity, it’s strength, stability and chemical properties, find possible issues like soil liquefaction, expansive soil or settlement, determine foundation type and depth.
  • Digital Survey: To create an accurate, detailed digital map of the land for precise planning, They map existing features like trees, utility poles, and buildings, allowing them to be properly integrated into the design.

 

EARTHWORK:

  • The Foundation has been assumed as Isolated footings in regular Soil of bearing capacity 180kN/m^2 and above, and up to a depth of 4 feet.
  • For soil conditions requiring specialised foundation design and/or additional depth of excavation over and above 4 feet, additional charges will be applicable. For every 1 feet of additional excavation, Rs. 45/- per sq. ft. will be charged.
  • For constrained sites where excavated soil cannot be stored and needs to be carted out to make way for construction, soil for refilling shall be charged an additional fee. (Additional charge = Rs. 2,500/- per tractor load (up to 6 km from the construction site).
  • In case of rocky terrains, excavation cost shall be charged extra for foundation, sump, soak pit and other excavation at Rs. 35 per cubic feet for the entire area of excavation required to remove the rock.
  • In case the Site level is more than 6″ below the Road level, additional filling charges will be applicable at Rs. 48,000 for 1 feet for a 1000 sq. ft. area and prorated thereafter.

 

RCC & MASONRY WORKS: (MAY VARY AS PER DESIGN & DETAILS DIRECTED BY THE ARCHITECT)

  • RCC Framed Structure in M-25 grade concrete in 20mm & 40mm aggregates or as advised in the RCC Design Mix as per the structural designer.
  • The Plinth level will be provided at a height of 1 ft. and 6 inches above the existing Ground Level. PCC of 100mm shall be provided at the Plinth Level below the Ground Floor Flooring.
  • Size Stone Masonry (SSM) below the plinth beam is chargeable additionally at Rs 160 per CFT.
  • Damp proof course shall consist of cement, coarse sand and stone aggregate of 1:1.5:3 proportion with 2% of impermo or cem-seal by weight of cement or other standard waterproofing compound (1 kg per bag of cement). The damp proof course shall be applied at the plinth level in a horizontal layer 60mm thick.
  • Brickwork Masonry in Standard Blocks with Plaster as per the design 4″ for Internal Partitions and 6″ for External Walls.
  • Sill bands will be provided at a level of 3 feet throughout the walls.
  • Lintels shall be provided only over openings with bearing of 6″ into the edge of the openings. For providing a concrete band all around, additional Charges shall be applicable.
  • M-Sand shall be used for Masonry, and P-Sand shall be used for Plastering.
  • For the electrical ceiling, concealed pipes will be used.
  • Internal Plastering (1:5 Cement mortar) and Ceiling Plastering (1:4 Cement mortar) shall be done by a 15 mm thickness.
  • Chicken Mesh shall be used near beam, column and masonry wall junctions and at the chasing for Electrical Conduits.
  • External Plastering (1:5 Cement mortar) 1st Coat and (1:3 Cement mortar) in the second coat shall be done by a total of 20 mm thickness.
  • Waterproofing compound of Sika Antisol/equivalent brand shall be used in the external plastering.
  • Waterproofing compound of Fosroc/equivalent brand shall be used in the external plastering and mortar mix (epoxy) used in fixing washroom tiles.
  • Steel (Fe550D) – ICON/Trishul
  • Cement – JK Super/Chettinad or equivalent 43 or 53 grade
  • Ceiling Height – 10 feet (Finished Floor Level to Finished Floor Level)
  • Steel in the package is assumed at 3.1 kg per sq. ft.

 

KITCHEN: (MAY VARY AS PER DESIGN & DETAILS DIRECTED BY THE ARCHITECT)

  • Ceramic wall tiles will be provided up to 2′ 6″ ft. above the Kitchen Countertop of – up to Rs. 45/- per sq. ft.
  • Kitchen Countertop of width 2 ft. in 18mm Granite is included. upto Rs. 125/- per sq. ft. Double-layer nosing at the edge in the front has been included along with polishing.
  • Single Bowl Stainless Steel Kitchen Sink of – up to Rs. 3,000/- shall be provided. Kitchen faucet of up to Rs. 1,500/-
  • Provision shall be made for one inlet near the Kitchen Sink for the Water Purifier or as per design.
  • Provision shall be made for one inlet and one outlet for the Washing Machine in the Utility/Dry Balcony or as per design.

 

BATHROOM: (MAY VARY AS PER DESIGN & DETAILS DIRECTED BY THE ARCHITECT)

  • Ceramic wall tiles will be provided up to 7 ft. above the Finished Floor Level of – up to Rs. 40/- per sq. ft.
  • Bathroom Flooring – Anti-Skid Tiles of – up to Rs. 40/- per sq. ft.
  • Provision of an Exhaust Fan is included.
  • Spacer joints shall be provided in the floor tiles and the wall dado tiles. Grouting shall be of polymeric cement grout of Roff/ Weber/ equivalent brands.
  • One number EWC, Health Faucet, Wash Basin, Basin Mixer, Overhead Shower with 2 in 1 Shower wall Mixer of Jaquar/Hindware/Parryware make is included.
  • Sewer line connection to the main drain line is included in the package up to 10 ft. from the building.
  • External Pipes shall be fixed on raised clamps.
  • Sanitaryware, CP Fittings, Diverters & Valves of Jaquar make up to Rs. 30,000/- per 1000 sq. ft. of livable built-up area.
  • CPVC Pipe – Ashirvaad, Supreme, Astral, Prince or equivalent.
  • Two nos. of 6-inch rainwater discharge pipes shall be provided per 1000 sq. ft. of plot area. Additional Rain Water Pipes will be charged on a pro-rata basis.

 

DOORS & WINDOWS: (MAY VARY AS PER DESIGN & DETAILS DIRECTED BY THE ARCHITECT)

  • Main Door with Frame – Wood worth Rs. 20,000/-, which is inclusive of basic fittings along with Godrej/Europa Lock.
  • Internal Doors – Membrane/Flush/WPC Doors worth Rs. 7,000/-, which is inclusive of basic fittings.
  • Washroom Doors – Waterproof Flush Doors worth Rs. 5,000/-, which is inclusive of basic fittings.
  • Basic Fittings include – Hinges, Tower Bolts, Locks, and Magnetic Stopper
  • One Pooja Room Door worth Rs. 3,000/- is included.
  • Aluminium Windows and Window MS Grills – up to Rs. 360/- per sq. ft.
  • Chajjas shall be provided for all windows with 1 ft. outward projection and a 6-inch bearing on each side of the window.
  • Maximum 1 Bedroom Door and 1 Bathroom Door shall be provided for 500 sq. ft. of livable built-up area. Additional doors shall be provided only in the incremental step of 500 sq. ft. of livable built-up area. No intermediate doors are included.
  • The total area of openings for windows and ventilators, including frames, is taken as 10% of the livable built-up area. Windows and Ventilators for any area over and above this shall be chargeable.

 

PAINTING: (MAY VARY AS PER DESIGN & DETAILS DIRECTED BY THE ARCHITECT)

  • The exteriors will be painted with one coat of Asian Primer up to Rs. 50/- per litre and two coats of ACE Asian Paints Exterior Emulsion paint or equivalent up to Rs. 120/- per litre.
  • The interior walls and ceiling shall be painted with 2 coats of JK Putty, 1 coat of Primer and 2 coats of Asian Paints Tractor Emulsion or equivalent up to Rs. 210/- per litre.
  • All MS Steel grills and railings shall be painted with an anti-corrosion coat with a final coat of Enamel paint.

 

ELECTRICAL: (MAY VARY AS PER DESIGN & DETAILS DIRECTED BY THE ARCHITECT)

  • Wires – Fireproof wires by Finolex or equivalent.
  • Switches & Sockets – Anchor Ziva or equivalent.
  • The electrical points shall be provided as per the electrical drawings, which are approved by the client.
  • One MCB Board of Anchor/Finolex or equivalent make shall be provided.
  • One earthing pit shall be provided.
  • Main Panel Board shall be in the Owner’s scope, including road cutting charges and the main-line from pole to panel board.

 

FLOORING: (MAY VARY AS PER DESIGN & DETAILS DIRECTED BY THE ARCHITECT)

  • Living and Dining Room Flooring shall be in 2’x2′ or 2’X4’ Vitrified Tiles of – up to Rs. 50/- per sq. ft.
  • Other Rooms and Kitchen Flooring shall be in 2’x2′ or 2’x4’ Vitrified Tiles or Granite of – up to Rs. 50/- per sq. ft.
  • Staircase Flooring shall be in Anti-Skid Granite of – up to Rs. 75/- per sq. ft.
  • Parking Area Flooring shall be in Anti-Skid Tiles of – up to Rs. 40/- per sq. ft.
  • Balconies and Open Areas shall be in Anti-Skid Tiles of – up to Rs. 40/- per sq. ft.
  • Skirting shall be of matching Vitrified Tiles or Granite.
  • Providing all inside windows and doors with a Granite frame of – up to Rs. 75/- per sq. ft.
  • Terrace tiles shall be additionally charged.
  • Labour charges for laying of tiles shall be extra if tile of size greater than 2’x4’ is used.
  • Additional charges shall be applicable for laying Indian marble of Rs. 70/- per sq. ft.
  • Additional charges for laying Granite shall be Rs. 30/- per sq. ft.
  • Additional charges of Rs. 40/- per rft for buffing or chamfering/nosing if applicable.
  • Additional charges shall be applicable for laying Italian marble of Rs. 95/- per sq. ft. over and above the laying charges, an additional chemical treatment charge of 30 per sqft shall be applicable.

 

MISCELLANEOUS: (MAY VARY AS PER DESIGN & DETAILS DIRECTED BY THE ARCHITECT)

  • Overhead Tank – Sintex or equivalent, 1500 litres capacity
  • Underground Sump of – 4000 litres shall be provided in red brick masonry with internal plastering along with chicken mesh, stairs and waterproofing.
  • Staircase Railing – A simple pattern. Staircase Railing shall be in MS of – up to Rs. 200/- per rft for material, painting, welding, fixing, and finishing. For every 1000 sq. ft. package built-up area, up to 3% will be considered for staircase and balcony railings.
  • Elevation of the building on all sides shall include basic plastering and external painting with no cladding/grooves/cuts/projections or any other aesthetic elements like cladding, pergola, etc.
  • A weatherproof course shall be provided on the terrace with one coat of waterproofing agent of Dr. Fixit brand or equivalent.
  • Anti-Termite Treatment is included in the package during the Footing and Plinth.
  • Parapet Wall is included in the package.
  • Compound Wall shall be charged additionally. If required, the compound wall shall be in RCC beam framing and masonry with 5 feet from the ground level and 115 mm in thickness. Buttress/columns shall be provided for every 10’.
  • Rainwater harvesting (7 ft. depth, rings installation, coarse and fine aggregate bed) shall be provided at an additional charge.
  • Main Gate shall be charged additionally.
  • If required, the Lift shaft shall be charged additionally.
  • Swimming Pool provisioning will be charged additionally.

Silver Package (Design + Build) Rs. 1739/- per sq. ft.

  • For soil conditions requiring specialised foundation design and/or additional depth of excavation over and above 5 feet, additional charges will be applicable. For every 1 feet of additional excavation, Rs. 45/- per sq. ft. will be charged.
  • For constrained sites where excavated soil cannot be stored and needs to be carted out to make way for construction, soil for refilling shall be charged an additional fee. (Additional charge = Rs. 2,500/- per tractor load (up to 6 km from the construction site).
  • In case of rocky terrains, excavation cost shall be charged extra for foundation, sump, soak pit and other excavation at Rs. 35 per cubic feet for the entire area of excavation required to remove the rock.

  • RCC Framed Structure in M-25 grade concrete in 20mm & 40mm aggregates or as advised in the RCC Design Mix as per the structural designer.
  • The Plinth level will be provided at a height of 1 ft. and 6 inches above the existing Ground Level. PCC of 100mm shall be provided at the Plinth Level below the Ground Floor Flooring.
  • Size Stone Masonry (SSM) below the plinth beam is chargeable additionally at Rs 160 per CFT.
  • Damp proof course shall consist of cement, coarse sand and stone aggregate of 1:1.5:3 proportion with 2% of impermo or cem-seal by weight of cement or other standard waterproofing compound (1 kg per bag of cement). The damp proof course shall be applied at the plinth level in a horizontal layer 60mm thick.
  • Brickwork Masonry in Standard Blocks with Plaster as per the design 4″/4.5″ for Internal Partitions and 6″ for External Walls.
  • Sill Bands will be provided at a level of 3 feet throughout the walls.
  • Lintels shall be provided only over openings with bearing of 6″ into the edge of the openings. For providing a concrete band all around, additional Charges shall be applicable.
  • M-Sand shall be used for Masonry, and P-Sand shall be used for Plastering.

  • RCC Framed Structure in M-25 grade concrete in 20mm & 40mm aggregates or as advised in the RCC Design Mix as per the structural designer.
  • The Plinth level will be provided at a height of 1 ft. and 6 inches above the existing Ground Level. PCC of 100mm shall be provided at the Plinth Level below the Ground Floor Flooring.
  • Size Stone Masonry (SSM) below the plinth beam is chargeable additionally at Rs 160 per CFT.
  • Damp proof course shall consist of cement, coarse sand and stone aggregate of 1:1.5:3 proportion with 2% of impermo or cem-seal by weight of cement or other standard waterproofing compound (1 kg per bag of cement). The damp proof course shall be applied at the plinth level in a horizontal layer 60mm thick.
  • Brickwork Masonry in Standard Blocks with Plaster as per the design 4″ for Internal Partitions and 6″ for External Walls.

  • A weatherproof course shall be provided on the terrace with one coat of waterproofing agent of Dr. Fixit brand or equivalent.

  • The Foundation has been assumed as Isolated footings in regular Soil of bearing capacity 180kN/m^2 and above, and up to a depth of 5 feet.
  • For soil conditions requiring specialised foundation design and/or additional depth of excavation over and above 5 feet, additional charges will be applicable. For every 1 feet of additional excavation, Rs. 45/- per sq. ft. will be charged.
  • For constrained sites where excavated soil cannot be stored and needs to be carted out to make way for construction, soil for refilling shall be charged an additional fee. (Additional charge = Rs. 2,500/- per tractor load (up to 6 km from the construction site).
  • In case of rocky terrains, excavation cost shall be charged extra for foundation, sump, soak pit and other excavation at Rs. 35 per cubic feet for the entire area of excavation required to remove the rock.
  • In case the Site level is more than 6″ below the Road level, additional filling charges will be applicable at Rs. 48,000 for 1 feet for a 1000 sq. ft. area and prorated thereafter.

DESIGNS & DRAWINGS: (TO BE PROVIDED BY THE ARCHITECT)

  • Architectural Layout (Floor Plans with Furniture Placements) | 2D: A technical drawing to scale, showing a view from above, of the relationships between rooms, spaces and other physical features at one level of a structure.
  • Structural Drawings: A structural drawing, a type of engineering drawing, is a plan or set of plans and details for how a building or other structure will be built. Structural drawings are generally prepared by registered professional engineers and are based on information provided by architectural drawings.
  • Electrical and Plumbing Drawings: The visual and drawn description. of our buildings, circuits and electrical properties, and A plumbing plan illustrates the system that will bring water in and take waste back out. It typically includes water supply lines, drains, vent pipes, valves, and fixtures such as toilets and sinks.
  • 3D Elevation (External 3D views as visible from multiple vantage points)
  • Working Drawings: A scale drawing of an object to be made or a structure to be built, intended for direct use by the workman.

 

EARTHWORK:

  • The Foundation has been assumed as Isolated footings in regular Soil of bearing capacity 220kN/m^2 and above, and up to a depth of 6 feet.
  • For soil conditions requiring specialised foundation design and/or additional depth of excavation over and above 6 feet, additional charges will be applicable. For every 1 feet of additional excavation, Rs. 45/- per sq. ft. will be charged.
  • For constrained sites where excavated soil cannot be stored and needs to be carted out to make way for construction, soil for refilling shall be charged an additional fee. (Additional charge = Rs. 2,500/- per tractor load (up to 6 km from the construction site).
  • In case of rocky terrains, excavation cost shall be charged extra for foundation, sump, soak pit and other excavation at Rs. 35 per cubic feet for the entire area of excavation required to remove the rock.
  • In case the Site level is more than 6″ below the Road level, additional filling charges will be applicable at Rs. 48,000 for 1 feet for a 1000 sq. ft. area and prorated thereafter.

 

RCC & MASONRY WORKS: (MAY VARY AS PER DESIGN & DETAILS DIRECTED BY THE ARCHITECT)

  • RCC Framed Structure in M-25 grade concrete in 20mm & 40mm aggregates or as advised in the RCC Design Mix as per the structural designer.
  • The Plinth level will be provided at a height of 1 ft. and 6 inches above the existing Ground Level. PCC of 100mm shall be provided at the Plinth Level below the Ground Floor Flooring.
  • Size Stone Masonry (SSM) below the plinth beam is chargeable additionally at Rs 160 per CFT.
  • Damp proof course shall consist of cement, coarse sand and stone aggregate of 1:1.5:3 proportion with 2% of impermo or cem-seal by weight of cement or other standard waterproofing compound (1 kg per bag of cement). The damp proof course shall be applied at the plinth level in a horizontal layer 60mm thick.
  • Brickwork Masonry in Standard Blocks with Plaster as per the design 4″/4.5″ for Internal Partitions and 6″ for External Walls.
  • Sill bands are provided at a level of 3 feet throughout the walls.
  • Lintels shall be provided only over openings with bearing of 6″ into the edge of the openings. For providing a concrete band all around, additional Charges shall be applicable.
  • M-Sand shall be used for Masonry, and P-Sand shall be used for Plastering.
  • For the electrical ceiling, concealed pipes will be used.
  • Internal Plastering (1:5 Cement mortar) and Ceiling Plastering (1:4 Cement mortar) shall be done by a 15 mm thickness.
